FORT MYERS, FL – One new office building is nearing completion, two more buildings are about to begin, and two office lots have just been sold in Colonial Executive Park, on Colonial Boulevard, midway between U.S. 41 and I-75. Only one office lot remains available, according to the project’s sales and leasing agent, Rodney A. Fidler, Jr., CCIM, of Fidler Real Estate Services, Inc.
“The remaining lot is a lakefront site, already zoned for business, and the developer will ‘build-to-suit’,” explained Mr. Fidler.
First Capital Lending Corporation, a mortgage company and tenant within Colonial Executive Park, is presently building its own office building in the park. On a neighboring site, development is expected to begin soon on “3850 Colonial,” a two-building office center, providing 23,600 sq. ft. of office space. This new lakeside office center will feature a clock tower, landscaped courtyard, and covered parking. Office space will be available in units from 1,000 sq. ft. with interiors built to suit the needs of the tenants. Parking and office entrances have been designed to suit medical office use, as well as many other professional and business uses, explained Fidler.
According to Fidler, there are 1,780 sq. ft. of finished office space on the first floor of the Heidt Building in Colonial Executive Park that is available for lease to businesses requiring immediate occupancy.

Colonial Executive Park is being developed by ORBIS Properties - a New York based investment company that also developed New Brittany Corporate Center, a two-story office building in the College Parkway business district. Mr. Fidler noted that “The successful leasing of New Brittany Corporate Center and the Heidt Building demonstrates the continued appeal of upscale office buildings in the Fort Myers area.” The company also owns and operates Fort Myers Avenue Shops, formerly known as Dragon Plaza and Old America Center, on Cleveland Avenue in Fort Myers. Additional development opportunities are also being evaluated, including retail and industrial properties.
