Fort Myers, FL Plans have been announced for the development of "3850 COLONIAL," a lakeside office complex at Colonial Executive Park, on Colonial Boulevard, midway between U.S. 41 and I-75.
"3850 COLONIAL" will include two 2-story buildings connected by a clock tower containing an elevator and central stairway. There will be a landscaped courtyard, overlooking the lake, between the buildings and covered parking on both sides of the complex. The project will provide 23,600 sq. ft. of usable office space, available in units from 1,000 sq. ft. Office space will be divided and interiors built to suit the needs of the tenants. Parking and office entrances have been designed to suit medical office use, as well as many other professional and business uses, explained real estate broker Rodney A. Fidler, Jr., CCIM, of Fidler Real Estate Services, Inc.
The clock tower and the twin buildings will be finished with textured stucco, terra cotta tile roofs, and ceramic tile accents. Covered walkways, flanked with arched columns and decorative railings wrap around both buildings. According to Mr. Fidler, "this new office center is located at the entrance to the park, with tremendous visibility, so it has been carefully designed to have a memorable and enduring appearance." The offices all feature lots of windows, to enjoy the views of the lake, courtyard and the tropical landscaping of the campus style office park.
"3850 COLONIAL" was also designed to capitalize on its prominent location, facing the big curve of Colonial Boulevard. The clock will be a traditional design, incorporated into the architecture of the tower, and visible to drivers on Colonial traveling in either direction. The traditional, Mediterranean-style architecture and rich colors are compatible with the neighboring office and medical buildings in Colonial Executive Park.

According to Fidler, there is a 1,000 sq. ft. finished office on the first floor of the Heidt Building in Colonial Executive Park that is available for lease to businesses requiring immediate occupancy. An additional 3,300 sq. ft. of space remains available in the building and will be custom designed and finished for the businesses that will reside there.
Colonial Executive Park also offers lakeside building sites for businesses desiring individual, freestanding buildings. "The sites are already zoned for business, city utilities are available, and the developer will build-to-suit on these sites," explained Mr. Fidler.
Colonial Executive Park is being developed by ORBIS Properties a New York based investment company that is also developing New Brittany Corporate Center, a two-story office building in the College Parkway business district. Mr. Fidler noted that "The success of the Brown & Brown Building and the Heidt Building in Colonial Executive Park have demonstrated the strength of the local office market. ORBIS Properties is continuing that success with the development of "3850 COLONIAL" and New Brittany Corporate Center. Additional development opportunities are also being evaluated."
