FORT MYERS, FL - Construction is now completed on the Heidt Building at Colonial Executive Park, a two-story medical and professional office building on Colonial Boulevard, midway between U.S. 41 and I-75. Heidt & Associates, a regional engineering firm, occupies 8,800 sq. ft., comprising the entire second floor. AllianceOne, a firm specializing in medical accounts receivable management, has announced plans to occupy 3,400 sq. ft. on the first floor. The project developer, ORBIS Properties, is now proceeding with the build-out of 1,000 sq. ft. of finished office space on the first floor that is available for lease to businesses requiring immediate occupancy. An additional 3,800 sq. ft. of space remains available and will be custom designed and finished for the businesses that will reside there.
Finishing touches are also being applied to the main entrance sign and landscaping for Colonial Executive Park. "The sign and landscaping greatly improves the streetscape along Colonial Boulevard," explained real estate broker Rodney A. Fidler, Jr., CCIM, of Fidler Real Estate Services, Inc. "Colonial Executive Park has strong deed restrictions and architectural standards," added Fidler, "and these latest improvements will really tie it all together and establish the campus style appearance that appeals to professionals and corporate offices."
The Heidt Building was also designed to capitalize on its prominent location, facing the big curve of Colonial Boulevard. The high-pitched tile roof and two-story columns are easily recognized from a great distance in either direction. The traditional architecture and warm colors are compatible with the neighboring buildings in Colonial Executive Park.
Richard McCormick, manager of the Heidt & Associates Fort Myers office, noted that the new offices mark a major expansion for the Tampa-based firm in Southwest Florida. "We not only needed more space," said McCormick, "we wanted to custom design offices for greater efficiency, to take advantage of fiber optic technology, and to have quick access to I-75." Mr. McCormick also remarked that the landmark location will further reinforce our stature and presence in the market."

Colonial Executive Park also offers individual, lakeside building sites for businesses desiring individual, freestanding buildings. "The sites are already zoned for business, city utilties are available, and the developer will 'build-to-suit" on these sites," explained Mr. Fidler.
Colonial Executive Park is being developed by ORBIS Properties a New York based investment company that is also developing New Brittany Corporate Center, a professional office building in the College Parkway business district.
