Cleveland Avenue Shopping Centers Acquired by ORBIS Properties

ORBIS Properties has acquired several adjacent retail centers on Cleveland Avenue in Fort Myers on behalf of WPRM, a limited liability company. The centers were all part of The Rental Man portfolio, developed in the 1970s and 80s by the late Charlie Johnston.

Rodney A. Fidler, Jr., CCIM, of Fidler Real Estate Services, brokered the sale and is the leasing agent for the new owners. ORBIS is managing the properties and has retained the existing on-site office and staff at 11759 Cleveland Avenue.

The $15.8 million transaction involved 17 buildings including Old America Center and Dragon Plaza, south of Page Field Commons. The properties, comprising 237,000 sf, include a wide array of local and national businesses, including Kinko’s Copy Center, Honey Baked Hams, Subway, FOS Furniture Outlet Stores, Ada’s Health Foods, Goodwill, Snyderman Shoes, and Family Thrift. The acquired properties front more than one-quarter mile on the east side of U.S. 41 with multiple access points from the highway.

The sale could lead to a major revitalization along Cleveland Avenue, as ORBIS considers plans to renovate the acquired properties. Max Kamhi, an ORBIS principal, said the company is looking at several design options to provide the centers with a uniform identity. “We have the opportunity to improve the property and increase business for our tenants by upgrading building facades, enhancing the streetscape with professional landscaping, and developing prominent entrances and signage,” said Kamhi.

Fidler Real Estate Services is leasing the 12 vacant spaces at “attractive” lease rates and terms. Potential tenants include a florist, coffee shop, liquor/wine store, book or music store, fitness center, tailor, shoe repair shop, deli, bath and kitchen showroom, jewelry store and other service-related retailers.
